These terms cover your use of lawndashpowerwash.com and requesting service from Lawndash Powerwashing & Lawnscape Services LLC (“Lawndash,” “we,” “us”). By using the site or requesting a quote, you agree to them. This is a plain-English summary, not legal advice. A signed quote or work agreement, if any, controls if it conflicts with these terms.
We provide exterior cleaning and related services — soft washing, roof cleaning, concrete and flatwork cleaning and sealing, deck and fence cleaning, gutter cleaning and brightening, line striping, stain treatment, spill cleanup and containment, and recurring maintenance — for residential and commercial properties in our Mid-Michigan service area.
Quotes you request through the site or by text are estimates, not binding offers. Your price is set by the written estimate we send you, and work begins once you approve it. If conditions on site differ materially from what was described, we’ll stop and talk with you before doing additional work — no surprise charges.
We confirm service dates in advance. Because this is outdoor work, we may reschedule for weather or safety; we’ll let you know as early as we can, and there’s no charge for weather reschedules.
For residential work, payment is due after we walk the completed job with you and you’re satisfied; no deposit is required. We accept cash, credit card, venmo, zelle. Commercial contracts may have different terms set out in their agreement.
We use professional, surface-appropriate cleaning methods and stand behind our workmanship. Cleaning outcomes vary with the surface, its age, and how long buildup or staining has been present — some stains lighten rather than disappear, and some are permanent. We’ll give you an honest expectation before we start. Other than performing the work in a competent, workmanlike manner, we make no guarantee of a specific result, and we make no claim to kill, disinfect, or remediate mold, algae, or pests.
Please provide safe access to the work area and a working water source, move vehicles and fragile or valuable items out of the area, close windows and doors, and tell us in advance about anything we should know (loose siding, failing seals, prior damage, well water, delicate plantings, pets, gate codes). We’re fully insured ($1M / $2M general liability), but we aren’t responsible for pre-existing damage or for damage caused by conditions that weren’t disclosed.
We may photograph completed exterior work for our own portfolio and marketing. We don’t publish your name, address, or any identifying details. If you’d prefer we not use photos of your property, just tell us and we won’t.
To the fullest extent allowed by law, Lawndash isn’t liable for indirect, incidental, or consequential damages arising from the website or our services, and our total liability for any claim is limited to the amount you paid for the service at issue. Nothing here limits liability that can’t be limited under Michigan law. This doesn’t affect coverage available under our insurance.
The content on this site — text, photos, logo, and design — belongs to Lawndash and may not be copied or reused without permission. The site may link to third-party sites we don’t control.
These terms are governed by the laws of the State of Michigan, and any dispute will be handled in the state or federal courts serving Isabella County, Michigan.
We may update these terms; the “last updated” date above will change when we do.
